This budget friendly bathroom renovation on Wesley Street in Lutwyche was completed for Andie, who wanted to refresh the bathroom and separate toilet in his investment property. The old bathroom was dated and tired, with a spa bath, framed shower screen and small beige tiles that made the whole space feel older than it needed to. Before: The Problem with the Old Bathroom
The original bathroom had all the hallmarks of an older fit-out. An old spa bath with dated fittings sat beneath the window, the shower was enclosed by a framed screen, and the white vanity had panelled doors and an inset basin that had seen better days. Small square beige tiles covered the floor and cream tiles lined the walls, giving the room a dull, dated feel.
The separate toilet room had the same tired tiles, along with an older toilet suite. For a rental property, this mattered. A dated bathroom can put off quality tenants and limit what a property can earn, so Andie wanted a renovation that would lift the look and appeal of both rooms without overcapitalising.
Project Details: How We Transformed the Bathroom
‘Working With the Existing Layout
To keep the project on budget, we planned the renovation around the existing layout. The bath stayed beneath the window, the shower remained in the corner and the vanity kept its place on the side wall. Leaving plumbing in its current position is one of the most effective ways to control cost, and it allowed more of Andie’s budget to go into the finishes tenants actually notice.
A Fresh Bath and Shower
The old spa was replaced with a modern curved bath, paired with a wall-mounted chrome spout and mixer that keep the bath edge clear and easy to clean. In the corner, a new glass shower screen with slim chrome framing replaced the old enclosure, and bright white wall tiles give the whole room a fresh, clean backdrop.
A Wall-Hung Vanity With Storage
A wall-hung vanity in a timber-look finish brings some warmth into the white and grey palette. Its drawers give tenants practical storage, and lifting the cabinetry off the floor makes the bathroom feel more open and easier to mop underneath. A large mirror above the vanity reflects light from the window and makes the room feel bigger.
Large Grey Floor Tiles
The small beige floor tiles were replaced with large-format grey tiles. Bigger tiles mean fewer grout lines, which makes the floor quicker to clean and better suited to the wear and tear of a rental property. The neutral tone also has broad appeal, so the bathroom will suit a wide range of tenants for years to come.
Updating the Toilet Room
Our team carried the same approach into the separate toilet. A new white toilet suite replaced the old one, and the grey floor tiles continue into this room with a tiled skirting that makes cleaning right to the wall edges simple. Freshly painted white walls finish the space, so both rooms now share a consistent, modern look.
